I have been there before. I have seen both high and low markets and realize that they do end. Overall when following a long term Buy and Hold policy the patient homeowner or investor will be rewarded. The key is to know why an investment is being made then invest smartly whether it is for a first time buyer or seasoned investor.
As a result, I do not recommend that a client invest short term unless there is an investment plan in place. This inludes specific goals, resonable financing terms and an ultimate end point that can be enacted in a non-emotional way.
Property owners also need to have specific plans and goals. I use my knowledge of the market to allow these plans to be prepared then enact then through aggressive negotiation of offers, specific marketing and promotion and most importantly keeping the owner 'in the loop' throughout the process. This then ensures that decissions are made efficiently without much emotion.
